Parcel 1A – Bridging Community & Innovation on Providence’s Waterfront

Situated within Providence’s Urban Coastal Greenway, Parcel 1A is a dynamic mixed-use development that brings new energy to the city’s Innovation District. This project blends family-oriented living, vibrant commercial space, and thoughtfully designed public areas, offering a fresh vision for urban waterfront development.
The building features ten family-sized residential units, each with generous outdoor decks offering direct views of the river, creating a strong connection between living spaces and the surrounding landscape. A 4,000 square foot commercial space anchors the ground level, contributing to the district’s growing network of businesses and community spaces. Prioritizing walkability and open connections, the building was designed without parking, allowing the ground floor to seamlessly integrate with the adjacent coastal greenway.
Public engagement is at the heart of the project. The existing parkland is not only preserved but expanded through a multi-level, open public area that replaces green space on a more than 1:1 basis. This elevated public zone offers a “high-line” experience, perfect for recreation, gatherings, and riverside views, while strengthening the pedestrian network along the waterfront.
Residents also enjoy access to a shared rooftop deck with sweeping 360 degree views of Providence, fostering community while maximizing the site’s unique vantage point.
Set on a narrow urban parcel, the building’s forward contemporary design required a clever internal organization, eliminating common corridors to optimize usable space. The result is a highly efficient layout that balances modern aesthetics with smart functionality.
Awarded as part of the I-195 Redevelopment District initiative, Parcel 1A stands as a testament to innovative urban design, merging density, public access, and sustainability in one of Providence’s most vibrant and evolving neighborhoods.
