2 Bowdoin Street, Dorchester, MA
Led by the Webster Family, longstanding community members for over two decades, this 33,000 square-foot, seven-story mixed-use development anchors the revitalization of Dorchester’s Four Corners Square. Designed to foster community stewardship, the project balances neighborhood needs with forward-thinking design.
At street level, a 2,400 square foot full-service restaurant brings fresh dining options to the area, activating the square and fostering local engagement. Public realm improvements, including widened sidewalks and soffit lighting, enhance walkability and improve nighttime safety, reinforcing the square’s role as a neighborhood hub.
The building introduces 22 new residential units, four designated as affordable, supporting socio-economic diversity while addressing local housing needs.
Sustainability is central to the project’s vision. Built to Passive House standards with a Cross-Laminated Timber (CLT) structure, the building reduces environmental impact while maximizing energy efficiency. The CLT structure also enables an additional story, bringing the building to seven levels while remaining under the 70-foot height limit.
This development not only reshapes the Four Corners skyline but also sets a new benchmark for community-centered, sustainable urban growth.
